The First-Time Home Buyer's Guide: Everything You Need to Know
Buying your first home is an exciting milestone, but it can also feel overwhelming. You’re likely full of questions: Where do I even start? How much house can I afford? What’s a good credit score?

This guide will walk you through the entire process, from getting ready to getting your keys, so you feel confident and prepared every step of the way.
Step 1: Get Financially Ready (Before You Start Looking)
This is the most important step. A little preparation now can save you a lot of stress later.
Check Your Credit Score
Your credit score is a major factor in getting a home loan. A higher score can get you a lower interest rate, which can save you tens of thousands of dollars over the life of the loan. Aim for a score of 620 or higher, but the closer you are to 740, the better your options will be.
Save for a Down Payment
The down payment is the portion of the home’s price you pay upfront. While 20% is the traditional amount, many loans, like FHA loans, allow you to put down as little as 3.5%. Your real estate agent and lender can help you find a loan that works with your savings.
Factor in All the Costs
Buying a home isn't just about the down payment. You'll also need money for closing costs, which can include loan origination fees, appraisal fees, and title insurance. These costs are typically 2-5% of the home's purchase price.
Step 2: Get Pre-Approved for a Mortgage
This is not the same as pre-qualification!

Pre-qualification is a quick estimate of how much you can borrow, based on information you provide.

Pre-approval is a formal letter from a lender stating they are ready to give you a loan up to a specific amount. It involves a detailed check of your finances, income, and credit.
Why it matters: Getting pre-approved shows sellers that you are a serious buyer who can afford their home. In a competitive market, having a pre-approval letter can give you a major advantage over other buyers.

Step 3: Find Your Perfect Home (and Your Perfect Agent!)
Now for the fun part! This is where you start dreaming and looking at houses online and in person.
Define Your Wish List
What are your must-haves? How many bedrooms and bathrooms do you need? What neighborhoods are you interested in? A good agent will listen to your needs and help you find a home that fits your lifestyle and budget.

After your offer is accepted, a professional home inspector will check the home for any potential issues. This is a crucial step that can help you avoid major problems down the road.
The Appraisal
Your lender will order an appraisal to make sure the home is worth the amount you're borrowing. This protects both you and the bank from overpaying.

Step 5: Closing Day!
